Polybutylene (Poly B) plumbing — recognizable as grey, slightly flexible plastic supply piping with acetal (plastic) fittings — was widely used in Ontario residential construction between roughly 1985 and 1997. In Kanata, it's particularly common in Bridlewood, Katimavik, Morgan's Grant, and the later-build sections of Beaverbrook and Glen Cairn.
The material itself, as a tube, is mostly fine. The well-documented failure mode is at the original acetal fittings, which become brittle over decades of exposure to chlorinated municipal water and eventually crack. When a fitting fails, the result is typically a wet ceiling under a second-floor bathroom — water tracks along a joist before it shows.
Many Ontario insurers now treat Poly B as a non-renewal risk and will require either a re-pipe or significantly higher premiums and deductibles. A documented PEX-A re-pipe resolves the insurance issue and gives you a system that should last the life of the building.

How to identify Poly B in your home
Walk into your basement and look at the supply piping (the lines bringing water to your fixtures, not the drains). If you see grey, slightly flexible plastic tubing — distinct from white or red PEX, distinct from copper, distinct from black ABS drain pipe — you almost certainly have Poly B. The fittings are usually plastic (acetal) and grey or black. Sometimes Poly B is only on the upstairs branches, with copper everywhere else. We confirm extent during the assessment visit.
Why we don't recommend repair over replacement
When a single Poly B fitting fails, it's technically possible to repair that fitting and put the system back in service. We will do that as an emergency stabilization. But every other fitting on the same system is the same age, same material, same water exposure — and the failure rate climbs steeply once one has gone. Most insurers do not consider repaired Poly B to be a resolved issue. A planned re-pipe to PEX-A is the only durable answer.
What happens to the old Poly B
Where the old Poly B is exposed (basement ceilings, mechanical rooms, under-sink connections), we remove it. Where it's inside finished walls or hidden in framing, we cut, drain, cap, and abandon it in place. Trying to extract abandoned Poly B from inside finished walls causes more drywall damage and serves no purpose — the system is no longer pressurized and won't leak.
Working with your insurer
We provide a complete insurance package: photos of the old Poly B in place, photos of the new PEX-A and manifold, written certificate of work with date and scope, OBC permit number, and inspection sign-off. Most insurers will reinstate or reduce surcharges within 30 days of receiving the package. If your insurer needs anything additional, call us — we'll prepare it.
Timing and disruption
Most Kanata Poly B re-pipes complete in 3 working days. Water is off for 6-8 hours during switchover on the final day. We coordinate the schedule with you and recommend planning the family around the water-off window — usually a morning out of the house.

Finished basement
An unfinished basement makes routing dramatically cheaper. Finished basements with drop ceilings are still very manageable; fully drywalled finished basements add labour.
Number of bathrooms and kitchens
Each fixture is its own home-run on the new manifold system.
Bundled work
If you're already in the mechanical room, this is the best time to also do a water heater, water softener, or pressure-reducing valve upgrade.
